Following in February this year, through the ISO/IEC 27001 standard certification, CWVS standardization construction and then spread good news, recently officially passed the GB/T23331-2020/ISO50001:2018 energy management system certification.

Taking this opportunity, CWVS will implement the international standard of energy management in the service, uphold the concept of "low-carbon property", through intensive service, active innovation and technology support, to create a comfortable, green, healthy and sustainable business space for customers.

01 Energy management system certification

This week (June 13-19) marks the 32nd National Energy Conservation Awareness Week, and the theme is "Green, Low carbon, Energy-Saving first."


In order to improve the ability of energy management, to achieve energy saving and consumption reduction, CWVS start ISO50001:2018 energy management system establishment operation and certification work. Through the operation and implementation of the system and the formulation of management documents, CWVS carries out the publicity of energy saving and consumption reduction, organizes special training, looks for energy solutions, and builds energy management professionals, so as to make energy management form an organic whole.

In addition, CWVS constantly promotes the application of energy-saving new technologies, new processes, new materials and new equipment, and promotes customers to eliminate backward equipment and processes while increasing the landing of intelligent scene application.

For example, according to the requirements of energy management system (EnMS), through the establishment of a system of energy-saving management mode, the implementation of a perfect cycle management system, CWVS effectively solves the energy of the last "1 kilometer" pain points and difficulties, really achieve sustainable and effective energy saving and carbon reduction.

02Innovation-driven energy conservation and cost reduction

Through the application of energy consumption control technology and the transformation of energy-saving facilities and equipment, CWVS will enhance customer service efficiency with technology enabling services.




Take Beijing Phoenix Center as an example. According to customer needs and the characteristics of the project, CWVS integrates the digital operation concept in the comprehensive facility management process, establishes the IoT (Internet of Things) to collect equipment operation data, connects the IoT with the work order management system, and uses the usage to trigger the work order instead of routine manual inspection, which helps the project reduce the energy consumption by 50%. It is also LEED EB Platinum certified.




In the project of Shenzhen Vanke Binhai Cloud Center, CWVS has continued to improve the green operation management system such as water saving, energy saving and material saving during the operation stage. Through the application of energy consumption control technology, the transformation of energy-saving facilities and equipment, and the construction of green office space, Vanke Binhai Cloud Center has become the first building in Shenzhen to pass the LEED and WELL double platinum certification.




In Shanghai Pudong Development Tower, CWVS reformed the cooling towers and related cooling systems with long service life, poor cooling effect and high energy consumption in different groups. Finally, under the premise that the tenants in the building remained basically unchanged, the water consumption per unit area decreased by 20%, the electricity consumption per unit area decreased by 40%, and the recovery rate increased by 2%. Through multiple initiatives, the service team helped SPD Tower reach the 2025 target 4 years ahead of schedule and obtain LEED Platinum certification.

In the future, CWVS will continue to explore the energy saving potential of commercial buildings, continue to improve the operation of energy management system, and make unremitting efforts with customers for energy saving, emission reduction, consumption reduction, low carbon, to create greater economic value and social value.

01能源管理体系认证

本周(6月13日至19日)是第32个全国节能宣传周,今年的主题是“绿色低碳,节能先行”。




为提升能源管理能力,实现节能降耗,万物梁行启动ISO50001:2018能源管理体系的建立运行和认证工作,通过体系运行和实施,制订管理文件,开展节能降耗宣传、组织专题培训,寻找能源方案,打造能源管理专业人才,从而使得能源管理形成一个有机整体。

此外,万物梁行不断推进节能新技术、新工艺、新材料、新设备的应用,推动客户淘汰落后设备及工艺的同时,加大智能化场景应用的落地。

如万物梁行根据能源管理体系(EnMS)的要求,通过建立系统的节能管理模式,实施完善的循环管理系统,有效解决了能源最后“1公里”的痛点与难点,真正做到持续有效的节能减碳。

02创新驱动节能降费

通过能耗管控技术应用、节能设施设备改造,万物梁行将以科技赋能服务来提升客户服务效益。




以北京凤凰中心为例,万物梁行根据客户需求与项目的特点,在综合设施管理过程中融入了数字化运营理念,搭建IoT(物联网)收集设备运营数据,打通IoT与工单管理系统的连接,以使用量触发工单代替常规人工巡检,助力该项目季能耗降低50%,并获得LEED EB铂金级认证。




在深圳滨海云中心项目,万物梁行在运营阶段持续完善节水、节能、节材等绿色运行管理体系,通过能耗管控技术应用、节能设施设备改造,以及绿色办公空间营造,助力滨海云中心成为深圳首个通过LEED及WELL双铂金认证楼宇。




在上海浦发大厦,万物梁行通过对使用年限久、制冷效果差、耗能大的冷却塔及相关冷却系统进行分批改造,最终在楼内租户基本未有变动的前提下,单位面积用水量下降20%,单位面积用电量下降40%,可回收率提升2%。多方举措并行之下,服务团队帮助浦发大厦提前4年达成2025年目标,且获得LEED铂金级认证。
