Project profile

Shenzhen Binhai Cloud Center is a super Grade A office building standing at the core of Chegongmiao Business Circle, with a total floor area of about 80,000 square meters and a building height of about 153 meters. It has 33 floors above ground and 4 floors underground. It was officially completed in December 2018.


Since 2019, CWVS has officially taken over the project of Shenzhen Binhai Cloud Center, and has allocated more than 140 professional service teams to provide customized and refined space and asset service solutions. It includes working environment management, facilities and equipment operation and maintenance, business continuity guarantee, space planning management, high-end protocol reception, high-end conference services, occupational health and safety, administrative staff service, key environmental management, special equipment operation and maintenance and other services.

In the first half of 2022, Shenzhen Binhai Cloud Center passed the LEED and WELL double platinum certification, together with the three-star national green building operation logo obtained in 2021, CWVS achieved the "Grand Slam" of green building certification in just three years through digital, low-carbon and standardized professional services, and successfully built "Green Building Benchmarking Project".


Part.01

# Digital management to improve quality and efficiency #

When people step into Shenzhen Binhai Cloud Center, the first thing they see may be the air quality index updated in real time on the welcome screen, or the smart device applications such as the smart gate that can open the face authentication without taking off the mask or the "Big White" robot that automatically kills every 15 minutes, but these are only the "tip of the iceberg" exposed by this smart building.


Shenzhen Binhai Cloud Center Project applies BIM technology to the whole life cycle of the building, which enables the project to be optimized in design, precise construction and efficient management. On the 3D visualization screen of the project operation center, service personnel can unify the six major sections of screen tube security, electromechanical control, energy consumption management, space management, information dissemination and regional management. Among them, the energy consumption management module can intuitively display the consumption of water, electricity and cold in different areas of the building, carry out real-time visual monitoring of various energy consumption data, and has realized the synchronous upload of measurement data to the city energy consumption monitoring platform.

CWVS actively promotes the upgrading and transformation of the equipment room in Binhai Cloud Center, and uses wired and wireless connections to connect smart sensors throughout the building. Starting from 24-hour monitoring of facilities and equipment, to receiving abnormal warnings or reporting for repair, work orders are sent to technicians through the platform, and then to engineering supervisors to supervise the maintenance progress through mobile phones and computers, forming a closed-loop facility operation and maintenance service, using Internet of Things technology to create a "Cloud Brain" of Binhai Cloud Center, and quickly responding to various needs.

In terms of basic management such as security and cleaning, CWVS also demonstrates the "new change" of business space services through the application of new technologies. All security personnel use visual intercom patrol to optimize the patrol trajectory through the remote command and dispatch platform, so that the guard boundary is clearer and the emergency response is faster. Cleaning personnel wear intelligent work cards to replace manual paper-based attendance with automatic positioning senseless system, so as to achieve traceability of the whole operation and quality control of cleaning quality.

# Low-carbon operation helps to save energy and reduce consumption #

Looking at Shenzhen Binhai Cloud Center from the east and west, people will feel a strong contrast in perspective. One side is stone, the other side is glass. This 45 ° sawtooth curtain wall is not only full of design sense, but also has the "ingenuity" of green energy saving. It retains the landscape vision of high-rise buildings and improves the effect of shading and noise insulation.

From the beginning of the design and construction, the Shenzhen Binhai Cloud Center project has fully considered the concept of sustainable development. The building is equipped with energy-saving facilities such as solar power generation system, rainwater recycling system, water storage system, and introduced futuristic technology equipment such as intelligent lighting control and air quality detection sensors.


After taking over the service project, the service team of CWVS continued to improve the green operation management system of water saving, energy saving and waste classification, and regularly carried out green building satisfaction survey and rich green low-carbon publicity activities every year to provide intelligent and efficient low-carbon operation services.

In terms of water saving, the project actively promotes the use of first-class water-saving appliances. Cleaning personnel use the combination of floor washing robots and water-saving high-pressure water guns when washing roads, which not only saves labor but also saves water. The ground greening adopts automatic sprinkler irrigation system combined with rainfall sensor, and the irrigation water comes from the rainwater recovered from the underground rainwater station and the condensate of air conditioning. In terms of power saving, the solar photovoltaic panels installed on the roof of the project can be connected to the distribution cabinet for public lighting, and the intelligent power saving control system covers all areas of the building.

By installing air conditioning and lighting time control switches, adopting zoning + centralized intelligent adjustment of lighting time and area, and optimizing the control strategy of refrigeration units, the service team of Wanwulianghang helps the project to save about 1.02 million degrees of electricity a year and save millions of yuan of energy consumption by using refrigeration and cold storage at low electricity prices at night and cooling during the day, thus realizing the "win-win" of economy and environmental protection.

# Standardized services ensure quality experience #

Since its entry into Shenzhen Binhai Cloud Center Project, CWVS has skillfully used its "mind" in hardware facilities, and has successively completed the upgrading and transformation of equipment room, security booth, refuge floor, monitoring center, parking lot and other spaces.

On the refuge floor of the project, CWVS helps Binhai Cloud Center to establish an integrated fire management station integrating emergency response, popular science, training, actual combat and other elements, to enhance and supplement the vacant plate on the traditional micro-station, and to enhance the building fire emergency response capacity. The visual standard management of equipment room is also the highlight of the project landing in Shenzhen Binhai Cloud Center. From logo updating to SOP, contingency plan and other systems on the wall, it not only improves the visual effect, but also successfully creates a benchmark room for fine management.


CWVS carries out "Customer Ambassador" service in Binhai Cloud Center project. It is equipped with exclusive housekeepers according to the high and low floor areas, providing one-stop service for customers stationed in enterprises, ensuring that customers can easily check in, assisting enterprises in handling daily affairs, and becoming "Baidu" for customers.

 #数字化管理实现提质增效#

当人们踏进深圳滨海云中心时,首先映入眼帘的可能是欢迎屏幕上实时更新的空气质量指数,也可能是不用摘取口罩便可开启刷脸认证的智能闸机或每隔15分钟自动消杀的“大白”机器人等智能设备应用,但这些仅为这栋智能楼宇外露的“冰山一角”。


深圳滨海云中心项目将BIM技术应用于建筑全生命周期内,使得项目得到优化设计、精准施工、高效管理。在项目运营中心的3D可视化大屏上,物业人员能够统一屏管安全防范、机电管控、能耗管理、空间管理、信息发布及区域管理六大板块。其中,能耗管理模块上可直观显示出楼内不同区域水、电、冷的使用量,对各项能耗数据进行实时可视化监测,并已实现计量数据同步上传至市能耗监测平台。

万物梁行积极推动滨海云中心实施设备机房升级改造,利用有线+无线两种连接方式打通遍布在楼内各处的智能传感器。从24小时监控设施设备情况开始,到接到异常警告或报事报修之后通过平台派发工单至技术人员,再到工程主管通过手机端、电脑端监督维修进度,形成设施运维服务闭环,利用物联网技术创造出滨海云中心的“云端大脑”,快速响应各类需求。

在安保、保洁等基础管理方面,万物梁行也通过新科技应用展现商企空间服务的“新变革”。安保人员全部使用可视对讲巡更,通过远程指挥调度平台进行巡更轨迹优化,使守护边界更清晰、突发响应更迅速;保洁人员佩戴有智能工牌,以自动定位的无感系统取代人工纸质化考勤,实现作业全程可追溯,清洁质量全员品控。

#低碳化运营助力节能降耗#

从东西不同方向望向深圳滨海云中心,人们会感受到对比强烈的视角差异,一面是石材,一面是玻璃,这种45°锯齿形状的幕墙不仅富有设计感,还带有绿色节能的“巧思”,保留高层建筑的景观视野同时提升了遮阳与隔噪效果。

从设计建造之初,深圳滨海云中心项目便充分考虑可持续发展理念,楼内有配置太阳能发电系统、雨水回收系统、水蓄冷系统等节能设施,引入了智能照明控制、空气质量检测传感器等“黑科技”设备。


在接管服务项目后,万物梁行服务团队持续完善节水、节能、垃圾分类等绿色运行管理体系,每年定期开展绿色建筑满意度调研及丰富的绿色低碳宣传活动,提供智慧高效的低碳化运营服务。

节水方面,项目积极推广使用一级节水型器具。保洁人员在冲洗道路时采用洗地机器人和节水高压水枪想结合的方式,不仅省力而且省水。地面绿化则采用自动喷灌系统结合雨量感应器,浇灌水源来自地下雨水站回收的雨水及空调冷凝水。节电方面,项目屋面安装的太阳能光伏发电板可接入配电柜供公共照明使用,智能节电控制系统覆盖楼宇的各个区域。

万物梁行服务团队通过安装空调、照明时控开关,采用分区+集中智能调节照明时间及区域,以及优化制冷机组控制策略,利用夜间低谷电价时制冷蓄冷,白天供冷使用,助力项目每年节省电量约102万度、节约能耗费百万元,实现经济与环保的“双赢”。
