Due to the superposition of multiple factors such as the new crown epidemic, population aging, "dual carbon" goals, and responsible investment, ESG oriented by environmental development, social responsibility and corporate governance has become a weather vane in the investment field. Unprecedented attention from listed companies, investors and regulators. The real estate industry, which is capital-intensive, has a long industrial chain, consumes a lot of energy and emits high emissions, is no exception.

In recent years, the growth rate of the real estate industry has slowed down, policy supervision has become stricter, and the financing environment has tightened. It has become a consensus among real estate enterprises to enter a new development pattern and explore new development models. In the context of the industry, in order to reshape the competitive landscape and achieve transformation and upgrading, housing companies are increasingly paying more attention to the construction of ESG systems.

People in the industry believe that ESG disclosure has entered a critical window period, and the "dual carbon" goal is one of the important driving forces for the "ESG" transformation of real estate companies. The cultivation of ESG professionals and the establishment of ESG committees will help improve the ESG management level of real estate companies and help achieve the "dual carbon" goal.

According to the statistics of China Real Estate Decision Consulting Data Platform (CRIC), since 2014, the number of top 100 listed real estate companies that disclosed ESG reports has continued to increase. Thanks to the enhanced ESG regulatory requirements of the Stock Exchange, the number of H-share listed real estate companies that disclosed ESG information increased significantly in 2016 and 2017.

Entering 2022, the ESG release rate of housing companies and property companies will continue to increase. According to incomplete statistics, as of now, about 70 companies, including Newtown Development, Sunac China, Redsun Properties, Jianye Properties, Zhongliang Holdings, Greentown China, Jinmao Services, Country Garden Services, Poly Property, and Sino-Ocean Services, have released the 2021 Environment , social and governance reports; about 30 companies including Longfor Group, Shimao Group, Vanke, China Resources Land, and Country Garden released their 2021 sustainability reports. In addition, Rongan Real Estate, Rongsheng Development, Tahoe Group, Gree Real Estate, Everbright Jiabao, Binjiang Group, Zhangjiang Hi-Tech, Dima, etc. have also released the 2021 Corporate Social Responsibility Report.

Industry insiders pointed out that it is an inevitable trend for real estate companies to build and improve ESG systems, and there is huge room for the development of ESG in the real estate industry.

在新冠疫情、人口老龄化、“双碳”目标、责任投资等多重因素叠加推动下,以环境发展、社会责任和公司管治为导向的ESG已成为投资领域风向标,受到各行业、各上市企业、投资者以及监管机构的空前关注。而资金密集、产业链长、能耗大、排放高的房地产行业也不例外。

近年来,房地产行业规模增速放缓、政策监管趋严、融资环境收紧,进入新发展格局、探索新发展模式已成房企共识。在行业大背景下,为重塑竞争格局、实现转型升级,房企对ESG体系建设的重视程度日渐提升。

业内人士认为,ESG披露进入关键窗口期,“双碳”目标是房企"ESG"转型的重要推动力之一。而培养ESG方面的专业人才、设立ESG委员会,有利于提升房企ESG管理水平,助力“双碳”目标的实现。

据中国房地产决策咨询数据平台(CRIC)统计数据显示,自2014年以来,披露ESG报告的百强上市房企数量持续增加。得益于联交所对ESG监管要求的提高,披露ESG信息的H股上市房企数量在2016年、2017年出现明显增长。

进入2022年,房企及物业公司ESG发布率还在持续提高。据不完全统计,截至目前,新城发展、融创中国、弘阳地产、建业地产、中梁控股、绿城中国、金茂服务、碧桂园服务、保利物业、远洋服务等约70家企业发布2021环境、社会及管治报告;龙湖集团、世茂集团、万科企业、华润置地、碧桂园等约30家企业发布2021年可持续发展报告。此外荣安地产、荣盛发展、泰禾集团、格力地产、光大嘉宝、滨江集团、张江高科、迪马股份等也已发布2021年企业社会责任报告。

业内人士指出,房企构建和完善ESG体系是必然趋势,房地产行业在ESG方面的发展有巨大空间。
