On December 20, the "Global Digital Logistics and Green Supply Chain Conference and Global Green Expo Preparatory Work Launch Meeting" was held online, at which Vanke's VX Logistic officially released the "White Paper on Near Zero Carbon Intelligent Logistics Park in 2022" (hereinafter referred to as the white paper). In the white paper, Jones Lang LaSalle China Evaluation and Consulting Service Department and DeepRock Net Zero Technology (Shenzhen) Co., Ltd., as technical consultants, put forward the concept of "science and technology empowerment, leading the park to smart carbon neutrality", and formulated the future carbon neutrality path of VX Logistic Properties, which is committed to improving energy saving and consumption reduction in the operation of the park.

At present, VX Logistic Properties has obtained LEED platinum and green warehouse Samsung certification in many parks, with a green building certification area of more than 4.9 million square meters, and will promote 100% green warehouse certification for all new cold storage in the future. VX Logistic Properties Zero Carbon Demonstration Park has achieved intelligence at the three levels of equipment, modules and systems, has the ability of continuous iteration, and can use the self-developed IoT intelligent management platform to guide the park's energy saving and consumption reduction. In addition, VX Logistic Properties has arranged rooftop distributed photovoltaic power plants in the pilot park to offset carbon emissions in the operation of the park through local renewable energy supply, and has successfully achieved a zero-carbon logistics park.

01 Cold chain storage is the main source of carbon emissions in the industry

The white paper fully elaborates VX Logistic Properties's carbon neutrality action from five chapters: "Carbon Neutrality Era", "VX Logistic Properties's Role", "VX Logistic Properties's Carbon Neutrality Concept", "VX Logistic Properties's Carbon Neutrality Path" and "Near-Zero Carbon Intelligence Demonstration Park".

The white paper points out that cold chain warehousing logistics is the main source of carbon emissions in the warehousing logistics industry. Warehousing logistics can be subdivided into high standard warehousing logistics and cold chain warehousing logistics. Among them, cold chain warehousing logistics takes cold storage as the carrier, large-scale use of high energy consumption equipment and facilities and large-scale use of refrigerants, resulting in the emission scale of greenhouse gases such as carbon dioxide and oxyfluorocarbons is much higher than that of high-standard warehousing logistics with high-standard dry warehouse as the carrier. Therefore, it is imperative to promote the carbon reduction process of cold chain storage.

Based on the Greenhouse Gas Protocol developed by the World Resources Institute (WRI) and the World Business Council for Sustainable Development (WBCSD), VX Logistic Properties has put 23 cold chain logistics parks in operation in 15 cities, including Beijing, Shanghai, Nanjing and Xiamen, into the boundary of carbon emission statistics. In view of this structure, VX Logistic Properties gives priority to direct carbon reduction, that is, energy saving and consumption reduction at the level of energy use and operation in the park, which can not only directly reduce the carbon emissions of VX Logistic Properties, but also directly reduce the carbon emissions of VX Logistic Properties. 03 China's first zero-carbon logistics park to achieve power self-sufficiency

At present, VX Logistic Properties is accelerating the landing of zero-carbon park. In the new Lingang area of Shanghai Free Trade Zone, VX Logistic Properties Shanghai Lingang Park, the first zero-carbon intelligent logistics demonstration park of VX Logistic Properties, has been officially completed. It is the park with the most extensive layout of intelligent equipment, the most complete application of intelligent system, the highest degree of intelligence and will continue to upgrade and iterate. The roofs of all warehouses in the park (including one cold storage and two dry warehouses) are paved with high-efficiency photovoltaic modules. It is estimated that the annual average photovoltaic power generation on the roofs of the park is enough to cover the daily operation power consumption of No.1 to No.3 warehouses and complex buildings in the park, and the park can achieve zero carbon emissions in the operation stage.

At the same time, based on 13 smart product modules, the park will build a smart operation system around the four major operation optimization themes of safety, efficiency, quality and energy saving, in which the energy-saving module relies on the self-developed cold chain IoT platform to provide an overall solution for energy consumption data collection, analysis and optimization in the park. In view of the carbon emission management, the park has built a digital carbon management platform, which can not only monitor the carbon emission situation in the park in real time, but also track the distributed photovoltaic energy efficiency hour by hour, so as to formulate emission reduction strategies.

The park has been recognized by a series of international green building certification agencies, such as the first domestic logistics park net zero carbon building certification project issued by the German Rhine TÜV Greater China and the British Institute of Architecture, LEED V4 BD + C Warehouse and Distribution Centers Platinum Pre-Certified. The case was also selected as the "2022 Corporate Climate Action Case Collection" jointly issued by the Publicity and Education Center of the Ministry of Ecology and Environment and the China Champions for Climate Action (C Team), and appeared at the United Nations Climate Change Congress (COP27), which is the only logistics industry case selected in 27 cases. It provides a replicable practical path for industry and customer supply chain emission reduction.

04 Fully implement the ESG concept to promote the industry's net zero carbon development

VX Logistic Properties is promoting more green park projects. As of November 2022, VX Logistic Properties has accumulated 4.9 million square meters of green certification area, of which 59 are green three-star certification projects, 6 LEED platinum certification and 2 LEED gold certification. 12月20日，“全球数字物流与绿色供应链大会暨全球绿博会筹备工作启动启动会”在线上举行，会上，万科旗下万纬物流正式发布《2022年近零碳智慧物流园区白皮书》（下称白皮书），白皮书由仲量联行中国评估及咨询服务部、深石零碳科技( 深圳) 有限公司作为技术顾问，提出“科技赋能，引领园区智慧碳中和”的理念，并制定了万纬未来的碳中和路径，致力于提升园区运营过程中的节能降耗。

当前，万纬已有多个园区获得LEED 铂金和绿色仓库三星的认证，绿色建筑认证面积超过490万平方米，未来还将推动所有新建冷库100%通过绿色仓库认证。万纬零碳示范园区已在设备、模块、系统三个层面实现智慧化，具备不断迭代的能力，并能够采用自主研发的IoT 智慧管理平台指导园区的节能降耗。此外，万纬已经在试点园区布置屋顶分布式光伏电站，通过本地可再生能源供应抵消园区运营中的碳排放，成功实现了零碳物流园区。

01 冷链仓储为行业主要碳排放源

白皮书从“碳中和时代”、“万纬的角色”、“万纬的碳中和理念”、“万纬的碳中和路径”及“近零碳智慧示范园区”五个章节对万纬碳中和行动做了充分阐述。

白皮书指出，冷链仓储物流为仓储物流行业中主要的碳排放源。仓储物流可细分为高标仓储物流和冷链仓储物流。其中，冷链仓储物流以冷库为载体，大规模采用高能耗设备设施并大量使用制冷剂，导致二氧化碳、氧氟碳化物等温室气体的排放规模远高于以高标干仓为载体的高标仓储物流。因此，推动冷链仓储的减碳进程势在必行。

借鉴由世界资源研究所（WRI）与世界可持续发展工商理事会（WBCSD）开发的温室气体核算体系（Greenhouse Gas Protocol），万纬将已投入运营、分布于北京、上海、南京、厦门等15个城市的23处冷链物流园区划入碳排放统计边界内。据核算，万纬当前碳排放结构中，由外购电力造成的温室气体排放规模占比超过99%，针对这一结构，万纬优先采用直接减碳的方式，即在园区能源的使用层面及操作层面进行节能降耗，不仅能够直接降低万纬物流的碳排放量，还能激励公司内部持续、主动地进行技术、运营创新。

02 “3+4+N”碳中和路径 助力园区零碳发展

基于宏观市场分析、行业定位分析、专业技术研判以及企业内外部的调研，结合在可持续发展方面的优劣势分析，万纬物流将碳中和路径总结为“3+4+N”，即3个着力点，4个抓手，N个减碳行动。

3个着力点即ESG，环境（E）方面，万纬致力打造行业领先的“低碳”仓储及冷链服务，社会（S）方面，以科技赋能安全管理，持续赋能员工成长，公司治理（G）方面，提升企业管治透明性，获取更多相关方关注。

4个重要抓手即管理理念转换、绿色建筑推广、冷链智慧管理和万纬“零碳圈”。万纬认为，管理理念转换是碳中和行动顺利开展的长期保障，是动态的思想改造过程，只有实现了全面、深入的运营理念转换，才能高效地实现减碳目标；冷链智慧管理是从日常运营减排的角度，对万纬旗下物流园区进行迭代性的、不断深化的智慧改造，最终在供应链层面实现减碳；绿色建筑推广主要是从开发减排的角度，通过新建、改造的方式，逐步扩大万纬物流园内绿色建筑的覆盖度；万纬“零碳圈”是万纬以分布式光伏技术为核心，基于自身业务特征打造的全国尺度减碳策略，具有“地区先行、全国统筹”的特点。

03 国内首个零碳物流园区 实现电力自给

目前，万纬正在加速推动零碳园区落地，在上海自贸区临港新片区，万纬首个零碳智慧物流示范园区——万纬上海临港园区已正式建成，是万纬物流旗下智慧设备布局最为广泛、智慧系统应用最为完整、智慧化程度最高且将不断升级迭代的园区。园区内所有仓库屋顶（包括1栋冷库+2栋干仓）均铺设高效光伏组件，经估算园区内的屋顶光伏年均发电量足以覆盖园区1~3号库及综合楼的日常运营用电，园区能够实现运营阶段零碳排放。

同时，园区内将以 13 个智慧产品模块为基础，围绕安全、高效、质量、节能 4 大运营优化主题打造智慧运营体系，其中节能板块依托自主研发的冷链 IoT 平台，为园区内的能耗数据采集、分析以及优化提供整体解决方案。针对碳排放管理工作，园区搭建了数字化的碳管理平台，既能够对园区内碳排放情况进行实时监测，也能够对分布式光伏能效进行逐时跟踪，用于制定减排策略。

园区已获得一系列国际绿色建筑认证机构的认可，如德国莱茵 TÜV 大中华区携手英国建筑研究院颁发的首个国内物流园区净零碳建筑认证项目，并获得 LEED V4 BD+C Warehouse and Distribution Centers（仓库与配送中心) 铂金级预认证。该案例也入选生态环境部宣传教育中心与大道应对气候变化促进中心（C Team）联合发布的《2022企业气候行动案例集》，并亮相联合国气候变化大会（COP27），是27个案例中唯一入选的物流行业案例，为行业及客户供应链减排提供了可复制的实践路径。

04 全面践行ESG理念 助力行业净零碳发展

万纬物流正在推动更多绿色园区项目，截止2022年11月，万纬物流累计已有490万平方米绿色认证面积，其中59个为绿色三星认证项目，6个LEED铂金级认证，2个LEED金级认证。未来万纬还将继续推动绿色全覆盖，确保所有新建冷库100%通过绿色仓库认证，新建冷库分布式光伏100%覆盖，推动项目实现近“零碳”目标。

为推动物流行业低碳、可持续发展，今年以来，万纬物流还积极与行业伙伴、协会、咨询机构等多方机构协力合作，由万纬物流参与起草的国家标准GB/T 41243-2022《绿色仓储与配送要求及评估》、团体标准《零碳物流园区创建与评价技术规范》已于今年正式发布实施。
