Location: 36 managed projects of Boen Property across Fujian, Jiangsu, and Guangdong provinces, including Dongcheng Meiju in Quanzhou (Fujian), Ruyue Mingyuan in Nanjing (Jiangsu), and Sijiyuan in Chaozhou (Guangdong)

Main Content: Focusing on building efficient and low-carbon community green spaces, Boen Property comprehensively replaced high-energy-consuming lights in underground parking lots with microwave sensor-connected lamps across 36 projects in Fujian, Guangdong, and Jiangsu provinces. While ensuring compliance with lighting quality standards, over 16,500 lamps with a power rating of ≥18W were reduced to 2.45W.

Project Implementation

项目实施

1. Retrofit Testing: Selected 18W T8 tubes in the underground garage were replaced with 0-16W adjustable microwave sensor-integrated LED tubes. The installation locations, workforce requirements, and project timeline were evaluated for the renovation process.

2. Energy Consumption Monitoring: Independent energy meters were installed to monitor consumption continuously for one month. Energy data was compared with the pre-retrofit period to calculate reductions in electricity and maintenance costs. Monthly records were maintained to evaluate input-output efficiency.

3. Large-Scale Implementation: Microwave sensor-integrated LED tubes were procured for collective replacement of eligible old fixtures. The process included: Removal and recycling of old lights; Installation and commissioning of new tubes; Network connectivity testing and verification of >80% energy savings and >65 lux illuminance;

4. Maintenance & Support: Monthly energy consumption data analysis for dynamic cost-benefit tracking. A 5-year manufacturers warranty covers the new lights, with project teams coordinating troubleshooting and replacement of faulty components.

To date, over 16,500 lights across 36 communities have been retrofitted. We will continue to explore more energy-saving initiatives to advance green and low-carbon development.
